Let me tell you what actually happens after someone builds a screened porch, because it’s the same story almost every time.
Within a month, everything moves outside. Morning coffee. Dinner. The kids doing homework while the dog sleeps by the door. It rains and nobody goes in. They just sit there and listen to it hit the roof, and for the first time in years, a rainy evening feels like something to enjoy instead of something to escape.
The screened porch becomes the most-used room in the house. And six weeks earlier, it didn’t exist.
Remodeling Magazine’s Cost vs. Value Report consistently ranks screened porch additions among the highest-return outdoor projects in the South Atlantic region. But honestly? That’s not why people call us. They call because they’re tired of being chased inside by mosquitoes every evening from May through October. In southern Maryland, that’s not a small inconvenience. That’s half the year you’re surrendering. A screened porch takes it back.

An open deck gives you full sun, open sky, and a completely outdoor experience. It’s simpler, costs less, and if bugs and weather don’t get under your skin… literally… it might be all you need. Some people genuinely prefer nothing between them and the sky, and there’s nothing wrong with that.
A screened porch gives you outdoor living minus the things that ruin outdoor living around here. Mosquitoes. Gnats landing in your drink. That wind-driven rain that soaks the dinner table in thirty seconds flat. You lose the wide-open sightlines and the full-sun feeling, but you gain something most of our clients say is more valuable: you actually use the space. We’ve had clients tell us they barely touched their open deck from June through September. After adding a screened porch, they were out there every single evening.

This comes up in almost every consultation, so let me lay it out plainly.
A screened porch is an outdoor room. Roof, floor, screens instead of walls. You feel the breeze. You hear the rain hit the roof and the neighbor’s mower three doors down. It’s not heated or cooled. It’s the outdoors with a filter on it.
A sunroom is enclosed with windows instead of screens. But here’s where most people get tripped up: not all sunrooms are the same thing. There’s actually an industry standard, AAMA/NPEA/NSA 2100, that defines five categories of sunrooms. We build two of them.
A Category III sunroom is not heated or cooled. It’s a three-season space, comfortable from late March through early November in our area. We build ours with EZ Breeze windows that open to three-quarter screen, so you can run it as a screened porch in summer, close the windows in fall, and push your usable season further into November. We call this our Solaris.
A Category IV sunroom can be heated and cooled, but it doesn’t have to be. If you condition it, you’ve got a true four-season room that’s part of your living space year-round. If you don’t, you’ve still got a higher-grade three-season room with real glass, better thermal performance, and the option to add HVAC later. Cat IV requires thermal isolation from the main house under the Maryland Energy Code (IRC Chapter 11), which is part of why it costs more.
The price gap reflects all of this. A screened porch typically runs 30-50% less than a comparable sunroom because you’re not buying glass, insulation, or a path to HVAC. Permitting is different too. A screened porch is classified as unconditioned space, which simplifies things. A Cat IV sunroom may need to meet the full energy code depending on whether you’re conditioning it.
Here’s how I’d think about the choice: if you want outdoors with the bugs filtered out, you want a porch. If you want the option to extend your season but you’re not trying to add a heated room to your house, a Cat III sunroom is the smart middle ground. If you want a real four-season room you can use in February, that’s Cat IV with HVAC. We’ll walk you through all three during design and help you land where it actually fits.
Not comfortably as a screened-only space. I’d rather be straight with you about that than sell you something that disappoints you in January.
A standard screened porch in Maryland is genuinely comfortable from late March through early November. That’s seven to eight good months. Add a ceiling fan for summer and a space heater or fire feature for the shoulder weeks, and you can stretch it further on either end. But once we’re deep into the 30s and staying there, a screened porch is an outdoor room and it feels like one.
If you want more season than that, the conversation moves to a sunroom. A Category III sunroom with EZ Breeze windows gets you a few more weeks on either end. You’re closing the windows in November instead of accepting that the porch is done. That’s a real upgrade for the cost.
For true twelve-month use, you need a Category IV sunroom with HVAC. That’s a conditioned space, thermally isolated from the rest of the house, built to the Maryland Energy Code. It’s a different product and a different investment, but it’s the only honest path to a room you can use in February.
Here’s what I’ve learned from our clients over the years: the happiest screened porch owners are the ones who went in with honest expectations. Seven to eight months of bug-free, weather-protected outdoor living in Maryland is a massive upgrade over what most people have. Don’t think of it as missing four months. Think of it as gaining seven or eight you didn’t have before. And if you want more than that, we’ve got two paths to get you there.
I’ll say something that might sound like an exaggeration but isn’t: Mosquitoes are the number one reason people call us about screened porches. Not aesthetics. Not home value. Not impressing the neighbors. Mosquitoes.
Maryland’s mosquito season runs roughly May through October, peaking June through September. The Maryland Department of Agriculture tracks mosquito populations across the state, and southern Maryland, with our mix of wetlands, creeks, and heavy clay soil that holds standing water, is consistently one of the higher-activity zones. Charles, Calvert, and St. Mary’s counties all rank in the upper tier.
If you’ve ever abandoned a perfectly beautiful evening on your deck because the bugs made it miserable, you already know what a screened porch is worth. You don’t need me to convince you. You just need someone to build it right. Tight screen joints. Proper door sweeps. Sealed connections at every post and beam. Because a screened porch that lets mosquitoes in isn’t just disappointing. It’s a broken promise. And that’s not something we’re willing to hand someone.
I’m not going to pretend these aren’t options. Pop-up screen gazebos run $200 to $600. Retractable screen curtains for an existing porch or pergola cost $500 to $2,000 plus the labor to install them. If you’re renting, or you’re on a tight budget and just want to test the concept, they can work in the short term.
But here’s what happens after a season or two. The frames bend in the wind. The screens tear. Zippers fail. The base shifts on uneven ground. The velcro stops sticking. You spend more time fighting with the setup than actually relaxing inside it. And none of them seal tightly enough to actually stop mosquitoes, which was the whole reason you bought the thing in the first place.
A permanent screened porch is a structural addition to your home. It’s permitted under the IRC and inspected by your county. The roof is engineered to handle Maryland snow loads (typically 25-30 PSF ground snow load depending on county) and the 115 mph design wind speed required under ASCE 7 for our region. The floor is level and durable. The screening system we use is ScreenEze, tensioned in a frame system built to last decades without sagging or maintenance. It adds real value to your property. And it doesn’t blow over in a thunderstorm.
If you want to test whether you’d even use a screened space, a temporary option can answer that question on the cheap. But once you know the answer is yes, the permanent version is the one that actually delivers.
This is one of our most common projects. The answer is almost always yes, but the structural details matter more than most people expect.
Here’s the thing: a screened porch has a roof. And a roof adds real weight, plus it has to resist wind trying to lift it off. Your existing deck was designed to hold people and furniture under IRC R507’s 40 PSF live load requirement. It wasn’t designed to carry a roof structure. So we most times need to add posts and footings to assist with the roof loads. Roof framing has to meet IRC R802 for rafter sizing, and the connection back to the house has to resist uplift per IRC R301.2. In our area, the design wind speed is 115 mph per ASCE 7, and that rating drives how the roof attaches.
The good news is that reinforcing an existing deck for a porch roof is a well-understood process and we have done it dozens of times. We assess the current framing, figure out what needs strengthening, and engineer the porch to work with what’s already there. It’s more cost-effective than tearing the whole deck down and starting over. As long as the existing deck is structurally sound.
That last part is the one that matters most. If your deck’s framing is rotting, undersized, or was never built to code in the first place, putting a roof on it isn’t an upgrade. It’s a risk. Every one of our project managers and design consultants is a NADRA Certified Deck Evaluator, trained specifically to assess the structural condition of existing decks. We evaluate your structure before we propose anything on top of it. If the deck is solid, we build on it. If it’s not, you’ll hear that from us before we let you spend a dollar going the wrong direction.
The same thing we tell our deck and patio clients applies here, maybe even more so: the single most common regret is building too small.
Here’s why it hits harder with a screened porch. Screen walls create a sense of enclosure that open railings don’t. A 12×14 space that feels generous as an open deck can feel tight as a screened porch once you bring in furniture. The walls make it feel like a room, and rooms need breathing space.
For a dining setup that seats six with room to actually move around the table, plan on at least 12×16. Want a dining zone and a separate lounge or reading area? You’re looking at 14×20 or bigger. At 16×20, around 320 square feet, you’ve got a real outdoor room with distinct zones and comfortable flow between them.
One thing to plan around early: setbacks. Charles County Zoning Ordinance Article 297 governs how close you can build to property lines, and the rules vary by zoning district. An R-A lot has different setbacks than an R-1 in a Waldorf subdivision, and impervious surface ratios can come into play if you’re adding significant footprint. PG County and St. Mary’s have their own zoning rules. We check all of this during design so you don’t fall in love with a 16×20 plan that the county won’t approve.
Think about everything you want to do out there. Not just eat dinner, but read, work on your laptop, watch the kids play in the yard, have a few friends over with drinks. Each of those needs its own breathing room. We mock up the layout during design with furniture placement and traffic flow so you can see it before anything gets built. That’s usually the moment people realize the extra four feet in each direction is worth every penny.
Depends on whether you’re building on an existing deck frame, a new elevated structure, or at ground level. And it matters more than people think, because moisture behaves differently in a screened space than it does on an open deck or in a fully enclosed room.
Composite decking (Trex, TimberTech, Fiberon) is our most popular screened porch floor. Handles moisture well, won’t splinter, won’t rot, cleans easily, looks great year after year. We add screening under the deck boards to prevent mosquitoes from coming through the deck spacing. If you’re building on an existing deck or new elevated framing, composite is usually the natural fit. Joist spacing follows IRC R507 framing requirements and the manufacturer’s published install specs, which IRC R507.2.3 also requires for code compliance.
Concrete works well for ground-level porches. Stamped, stained, or finished, it’s durable and low maintenance with a lot of design flexibility. Tile over concrete is the premium option and can look stunning in a screened setting.
Pressure-treated wood comes in at a lower price point, but in a screened porch where airflow is partially restricted by the screens, everything dries slower after getting wet. In Maryland’s humidity, that means moisture sits longer on wood surfaces, which accelerates wear. If you go this route, plan on a more aggressive maintenance schedule than you’d need on an open deck. We normally build our screened porches with all vinyl and composite material so that your porch will last decades before needing repair.
One detail that matters regardless of what material you choose: the floor needs to slope slightly away from the house. Industry standard is roughly 1/8 inch per foot. Water will blow in during rain. That’s normal and unavoidable. The question is whether it drains out or puddles up. We engineer the slope into every screened porch floor so water does what it should.
More options here than most people realize. The right one depends on what you’re prioritizing: visibility, durability, airflow, or keeping your dog from destroying it.
Fiberglass mesh is the standard. Affordable, easy to work with, good visibility and airflow. The downside is it can be damaged by animals. A cat’s paw can create a blemish.
Aluminum mesh is more durable than fiberglass and resists pets better. The trade-off is appearance: it has a slightly metallic sheen and isn’t as visually clean as fiberglass. For most of our clients, fiberglass wins on aesthetics.
Pet-resistant screen, like Phifer PetScreen, is a heavy-duty vinyl-coated polyester that’s roughly seven times stronger than standard fiberglass. If you have dogs or cats that press against screens, lean on them, or scratch at them, this may be the best solution. It’s thicker and cuts visibility and airflow slightly, but it won’t shred from claws. More expensive and more difficult to install, but worth it if you’re a pet owner who’s tired of patching screens.
Fine mesh, sometimes called “no-see-um” screen, uses a tighter weave to block tiny insects that standard screening lets right through. Gnats, no-see-ums, sand flies. If you’re near water in southern Maryland, this may be worth considering on certain exposures. You’ll trade some airflow and visibility for it.
We typically recommend fiberglass for most installations, paired with the ScreenEze frame system. The mesh itself is only half the story. How it’s secured in the frame matters just as much. ScreenEze is more expensive than nail-and-staple alternatives, but it’s the most reliable system out there. The patented design adds additional tension when the exterior trim is snapped into place. The rails holding the screen are thin, sleek, and attractive. Built to last decades without sagging or replacement, which is the standard we hold for everything we build.
The roof is the biggest structural element of the whole project, and it needs to do three things well: carry snow and wind loads per IRC R802, tie into your existing roofline so it looks like it belongs there, and overhang far enough to keep wind-driven rain off the screens.
A shed roof is the simplest. One slope that attaches to the house wall and angles away. Cost-effective, straightforward to build, works well for narrower porches. There aren’t any limitations unless a person has a personal preference for a different roofline.
A gable roof has two slopes meeting at a ridge. It’s the most popular choice for larger porches because it adds headroom in the center, looks proportional, and can match your home’s existing roof design. The open gable roof is more complex to frame, and the ridge beam needs proper support, but the result feels substantial.
We design the porch roof to read as part of the original architecture, not something that showed up later uninvited.
In our area, the roof must be engineered for a 25 psf ground snow load and 115 mph design wind speed per ASCE 7 and IRC R301.2. Those aren’t suggestions. They’re structural requirements verified by the county through the permit and inspection process.
Yes. With the right type and the right planning.
Gas is the practical choice for a screened space. A gas fireplace or gas fire table gives you heat and ambiance without smoke, embers, or ash. No combustion byproducts building up in a semi-enclosed space. You run a gas line to the unit, flip it on, and you’ve extended your evening by a couple of hours on a cool night.
Wood-burning in a screened porch is possible but it’s a bigger undertaking. You need a full masonry or prefabricated chimney venting above the roofline, proper clearances to combustible materials per IRC R1001 and R1003, and a code-compliant hearth extension. NFPA 211 governs the installation and specifies clearance requirements. It can be done, and done beautifully, but the cost and structural demands are substantial.
What we don’t recommend, and I want to be direct about this: portable fire pits inside a screened porch. Even the ones marketed as “smokeless” produce carbon monoxide and fine particulates that accumulate in a semi-enclosed space. The Consumer Product Safety Commission specifically warns against using portable combustion devices in enclosed or partially enclosed areas. It’s not worth the risk.
If a fire feature is part of your vision, bring it up early. Gas line routing, structural support for heavier fireplace units, and clearance requirements all need to be planned from the start. Adding a fireplace to a finished screened porch sometimes means additional framing to accommodate gas lines, concealing the sides of the fireplace and installing surrounds, mantels, hearths, etc.
Yes. Strongly yes. In Maryland’s summer humidity, a screened porch without a ceiling fan can feel stagnant even when there’s a breeze outside. We include a ceiling fan in all of our standard pricing.
Here’s something most people don’t realize: screens reduce natural airflow by roughly 30-50% depending on the mesh density and how many sides are screened. That’s a lot of breeze you’re losing. On a 90-degree day in July with 80% humidity, that reduction is the difference between a comfortable porch and one that sends you back inside by lunchtime.
A ceiling fan rated for damp or wet locations (UL listed per NEC Article 422) moves air through the space, manages that sticky humidity feeling, and genuinely changes how the porch lives during the hottest months.
The electrical for a fan needs to be planned during construction. The fan box must be rated for the fan’s weight per NEC Article 314, and the wiring runs through the roof framing where it stays hidden. Trying to add electrical to a finished porch ceiling is messy and expensive. Plan it now.
For sizing: a porch under 200 square feet does fine with a 52-inch fan. Bigger spaces want a 60-inch, or two fans for even coverage. We help spec this during design based on your porch dimensions.
Yes, and honestly this is one of the smarter long-term moves if you’re not ready to commit to full sunroom pricing right now.
The conversion involves replacing screen panels with glass or vinyl window systems, and potentially adding insulation and climate control depending on how far you want to take it. A well-built screened porch already has the structural bones: posts, beams, roof. Those are typically adequate for a sunroom conversion because the loads are similar.
Where it gets more involved: if you want HVAC in the converted space, the floor and ceiling may need insulation. The electrical panel needs to handle the additional load. A fully conditioned sunroom may need to meet the energy code under IRC Chapter 11 or the IECC, depending on how your county classifies it.
Here’s our recommendation: if there’s even a chance you’ll want a sunroom down the road, tell us during the screened porch design. We can frame with the conversion in mind. Electrical rough-ins for future HVAC. Structural provisions for heavier glass panels. Insulation-ready cavities in the floor and ceiling. These additions cost very little during initial construction and save real money when conversion day comes. It’s the difference between planning ahead and paying twice.
In Southern Maryland, screened porch additions typically range from $29k to $80k. That’s a wide spread, and it’s wide for real reasons: size, roof complexity, whether you’re building on an existing deck or starting from the ground, flooring material, screen type, and features like lighting, fans, upgraded finishes and fire elements all move the number.
Building on a structurally sound existing deck is usually the most cost-effective path because the foundation and floor frame are already in place. A ground-up build on new footings and framing costs more but gives you complete freedom on placement and design.
We price every project individually after walking the site. Square-foot pricing will generally get a person close, but complexity, upgrades and difficult terrain can cause that number to go up. What we can tell you is that our proposals are detailed and line-itemed. You’ll see exactly what every dollar covers. No mystery numbers, no vague allowances.
From signed contract to the day you’re sitting out there with nothing but screen between you and the bugs, expect 3 to 4 months total.
Active construction for a typical screened porch addition runs 3 to 4 weeks of on-site work. Larger builds, complex roof integrations, or projects that need significant structural reinforcement of an existing deck can push longer.
Before construction starts, there’s the permit process. The counties we serve require a building permit for any attached screened porch regardless of size. The review covers structural drawings, roof engineering, and the connection details to your existing house. PG County goes through DPIE and can back up during peak season. If you’re in an HOA, add architectural review time. The HOA approval can typically be done in parallel with permitting.
We build honest timelines, not optimistic ones. If you want the porch ready for early summer, the conversation needs to start in late winter. The clients who plan early get their pick of the schedule and a better design process because nobody’s rushing.
Yes. Every single time. A screened porch involves a roof structure attached to your house, which makes it a building addition under Charles County and Prince George’s County codes. That means a building permit, structural review, and inspections at footing, framing, and final stages.
We handle the entire permit process. Structural drawings, engineering documentation, county submissions, HOA architectural packages where needed. Maryland law under Business Regulation Article §8-601 requires a written contract for projects over $500, and our contracts go well beyond the minimum, detailing full scope, timeline, payment schedule, and warranty.
Here’s the part that changes how you think about permits: the inspections aren’t red tape. They’re the system that verifies the roof framing can handle the loads it’ll carry, the connection to your house is engineered correctly, and the foundation is sound. A screened porch built without a permit is one where nobody checked whether the thing is actually safe. And it becomes a liability problem the day you try to sell.

Once you approve the design, we submit for permits. When the county gives the green light, we schedule the build. Construction moves through a clear sequence: foundation and footings if needed, framing and structural reinforcement if we’re building on an existing deck, roof framing and sheathing, roofing material, electrical rough-in for fans and lighting, screen system installation, floor finishing, and trim details. County inspections happen at each required stage.

Plan for at least 3 to 4 months from first conversation to finished porch, with construction being 3 to 5 weeks of that window. PG and Charles County can sometimes back up during peak season with both permit approvals and scheduling of inspections causing delays beyond our control.
This is the whole point, right? A screened porch that lets bugs in is a failure. Full stop.
And bug-proofing isn’t about the screens alone. It’s about every seam, joint, and gap in the entire structure. Every connection where the screen meets the frame. Where posts meet the floor. Where the door closes against the jamb. Those are the entry points, and they have to be sealed during construction, not figured out after.
We use the ScreenEze system that keeps the frame tight against the framing. Door sweeps and weatherstripping on the storm door close the bottom gap where most insects actually enter. We add a screen under the decking to prevent bugs from entering from down below.
The screen door deserves special attention because it’s the weakest link on any screened porch. It opens and closes hundreds of times a season. We install doors with pneumatic closers so they don’t get left standing open, and we use heavy-duty frames that hold their alignment for years. Not the flimsy lightweight doors that sag and gap after one season.
Get the details right during construction and a screened porch stays virtually bug-free for its entire life. This isn’t a problem you should ever have to chase down after the build.
Wind-driven rain is the most common comfort complaint about screened porches, and almost every time it’s a design issue, not a screen problem.
The single biggest lever is roof overhang. A porch with shallow overhangs lets wind push rain straight through the screens onto your furniture. We design overhangs deep enough to deflect rain at the angles it actually hits, sized to your porch dimensions and oriented to your prevailing wind direction. On most sites in our area, that’s southwest-facing exposure during summer thunderstorms.
We recommend composite deck boards with screen underneath so any water that does enter has a ready place to drain outside without the need for cleanup.
Kickplates help a lot too if you have a concrete floor. These are solid panels at the base of each screen bay that block low-angle rain and allow water to flow under the bottom plate.
And the floor slope for a solid floor such as concrete we talked about in the flooring question (1/8 inch per foot away from the house) ensures any water that does get inside will drain out instead of pooling. Between overhang design, kickplates, smart orientation, and proper floor drainage, a well-planned screened porch handles rain without you even thinking about it.
If your screened porch turns into a sauna in July, it’s usually one of three things: not enough air moving, too much direct sun, or a roof that’s soaking up heat and pushing it downward into the space.
A ceiling fan rated for damp locations (per NEC Article 422) is the single best fix. It won’t lower the actual temperature, but moving air reduces the perceived heat dramatically by speeding up evaporation on your skin. In Maryland’s humidity, that can make a 92-degree porch feel closer to the low 80s. That’s the difference between staying out there and going back inside.
If direct sun is cooking the space, the porch’s orientation and overhang depth are the main factors. South and west-facing exposures catch the worst afternoon heat. Deeper overhangs shade the interior during peak hours. A shade sail, retractable awning, or pergola extension can help supplement where the overhang falls short.
When we design something new, we think about summer comfort before the first line gets drawn. Fan placement, ventilation, overhang depth, orientation. All of it. These things are easy to get right on paper and expensive to fix after the fact.
This is where it gets fun, because with a few smart additions you can push your season from “it’s getting chilly, let’s head in” to “grab a blanket, we’re staying.”
A gas fire table or wall-mounted infrared heater is the most effective heat source for an open-air screened space. They deliver targeted warmth rather than trying to heat the entire volume of air, which in a screened room is a fight you’re going to lose. Infrared heaters create more comfortable warmth than a person would think. Portable electric heaters work for mild shoulder evenings but won’t help much once temperatures dip below the mid-40s.
Convertible screen-to-glass panel systems are the bigger play. You swap the screens for glass or vinyl inserts when fall arrives, and the porch becomes a semi-enclosed space that traps solar heat during the day and blocks wind at night. No HVAC, so it’s not a sunroom, but it can extend your comfortable season by four to six weeks on either end. That’s potentially two extra months of evening use.

Even simple additions help. Outdoor curtains or clear vinyl drop panels on the windward side of the porch can make a late October evening feel inviting instead of punishing.

One of the lowest-maintenance additions you can make to a house. The routine takes an afternoon, maybe twice a year.
Screens: hose them down two or three times a year. Once after pollen season (you know the one), once early summer, and once after the leaves are done. A soft brush with mild soap handles anything the hose doesn’t. Don’t pressure wash your screens. The force can stretch or puncture the mesh and you’ll create the exact problem you’re trying to avoid.
Floor: depends on the material. Composite gets the same soap-and-water wash as an open deck. Concrete or tile gets swept and mopped. Pressure-treated wood needs the same stain and seal cycle as an exterior deck, every 1 to 2 years, and it’ll dry slower in a screened environment because the screens reduce airflow.
Roof and gutters: keep the gutters clear. A clogged gutter on a screened porch dumps water right at the screen line, which blows into the porch and stains or damages both the screens and the floor over time.
Hardware: check the screen door closer, hinges, and latch once a year. These are the highest-use components on the porch and the first things to need attention. Tighten the hinge screws, lubricate the closer, and make sure the door seals completely when it shuts.
That’s it. That’s the whole maintenance plan. Compare that to a wood deck that needs staining every year or the constant upkeep on landscaping, and the screened porch is about as low-demand as outdoor living gets.
The structure itself, the posts, beams, and roof, should last as long as your house if it’s built properly. We’re talking 40 to 60 years or more for a well-constructed, code-compliant addition.
The screens have a shorter life but still go longer than people assume. Standard fiberglass mesh holds up 10 to 15 years before UV degradation starts weakening it. The ScreenEze system makes screen repair extremely fast. A homeowner could replace all the screen in a typical porch in a couple of hours.
The roof should match the lifespan of your home’s main roof. That’s 20 to 30 years for asphalt shingles. Our roofs are typically an exact match to your existing roofing.
What makes screened porches a great long-term investment: when the screens do eventually need replacing, it’s a panel-by-panel job. The frame stays. The roof stays. The floor stays. You’re replacing the mesh, which is the most affordable component of the whole system. A well-built screened porch is essentially a permanent addition with one replaceable wear layer. Everything else just… lasts.
Depends on what’s wrong with them.
For a single damaged panel, a handy homeowner can absolutely handle it. The mesh sits in a ScreenEze panel. You pull the outer composite trim off, place the new screen over the opening, snap the composite trim back into place, and trim any excess from around the strips. Materials run $20 to $50 per panel depending on mesh type. Search “ScreenEze installation” online and you’ll find good videos that walk through it step by step.
When you should call a contractor: multiple panels failing at once usually points to UV degradation across the whole porch, and replacing them in pieces over a couple of years means living with mismatched mesh. A full re-screen done at once looks better and costs less per panel because the labor is more efficient. Frame damage, sagging or sticking screen doors, or any issue that involves the structural framing is also where you want a professional. Those aren’t screen problems. They’re structure problems hiding behind a screen.

Better question than most people realize. A screened porch touches multiple trades: structural framing, roofing, screening, electrical, sometimes gas and masonry. Not every contractor has real depth across all of them.
A general contractor can often build a screened porch, but they’re typically subbing out the individual pieces. One crew frames. Another roofs. Another does the screening. That can work. It can also mean uneven quality from one trade to the next and communication breakdowns between subs.
A deck builder or Outdoor Living Contractor who does screened porches regularly, and I mean regularly, not occasionally, is usually the better fit. They understand the structural transition from open deck to enclosed porch, they know how framing changes when you’re putting a roof on it, and they manage the whole scope in-house.
The thing to avoid is someone learning on your project. Ask how many screened porches they’ve completed. Ask to see them in person. Ask who’s going to be managing the build on-site every day, not who sold you the job.

Start with the non-negotiables.
Are you MHIC licensed? What’s the number? (Verify it on the Maryland Attorney General’s website.) Do you carry general liability and workers’ comp? That second one matters more than people know. Workers’ comp is the most commonly missing coverage in our industry because Maryland’s MHIC licensing body doesn’t track it. A contractor can hold a valid license, carry General Liability to protect damage to your home and still not carry Workman’s Comp. If a worker gets hurt on your property and that coverage isn’t there, the liability of the injury may land on you.
After that, go deeper. How many screened porches have you built in the last couple of years? Can I visit one, not see a photo, visit the actual structure? How do you handle the roof-to-house connection? What’s your flashing detail at the roofline? How do you seal the screen system at the base against insects? What are their Google Reviews! Google is the gold standard for reviews.
That last question is the real tell. If they can’t give you a specific, confident answer about how the base of the screen system gets sealed, they haven’t thought through the one detail that matters most to you. You’re building this to keep the bugs out. Your contractor should care about that detail as much as you do. Maybe more.
A screened porch is a roofed addition attached to your home. People stand in it, gather in it, and trust it to hold them. That puts it under the same structural codes as any building addition, primarily the International Residential Code.
The roof framing must meet IRC R802 for rafter sizing, spacing, and load capacity. In our area, that means engineering for a 25 psf ground snow load and wind loads based on a 115 mph design wind speed per ASCE 7 and IRC R301.2. The connection between the porch roof and the house (at the ledger or band board) needs proper flashing and structural fastening to carry both gravity loads pulling down and wind uplift pulling up.
Footings vary by county. Charles County requires a minimum of 24 inches below grade. Prince George’s County requires 30 inches. St. Mary’s County requires 22 inches. All depths get past the frost line so the footing doesn’t heave through freeze-thaw cycles. Posts sit on code-compliant hardware. If the porch is elevated, guardrail requirements from IRC R312.1 apply: 36-inch minimum rail height, 4-inch maximum baluster spacing.
Any electrical (fans, lights, outlets) falls under the National Electrical Code. Fixtures in screened porches need to be rated for damp or wet locations depending on exposure. Fan ceiling boxes must be listed to support the fan’s weight per NEC Article 314.
All of this gets documented in the permit submission and verified by county inspectors at footing, framing, and final stages. That process exists for one reason: to make sure the structure you’re trusting with your family is actually built to hold them.
The connection between your porch and your home is the single most structurally important detail in the entire build. Same principle as the ledger board on a deck, just with the added complexity of a roof.
The porch’s roof structure ties into the house at or below the existing roofline, bearing on a ledger bolted to the house framing or on a header supported by posts next to the house wall. The flashing at this connection has to stop water from getting behind the junction. Water trapped between the porch structure and the house wall causes rot, mold, and structural failure in a place you literally cannot see without taking things apart.
We use self-adhering membrane flashing layered with metal counter-flashing and step flashing at every roof-to-wall junction. Both IRC requirements and manufacturer best practices call for this layered approach because a single flashing element isn’t enough. Wind-driven rain can migrate uphill through capillary action, and a single layer won’t stop it.
I know this isn’t glamorous stuff. It’s not what shows up in the photos or makes you excited about the project. But it’s the detail that determines whether your screened porch is still solid and dry in twenty years, or whether you’re dealing with hidden damage behind walls that nobody saw coming.
This is also why our NADRA Certified Deck Evaluator training comes into play. When we assess an existing structure before building on it, the house connection is the first thing we inspect. It tells us more about the original builder’s competence than any other single detail.
These terms get thrown around loosely, so let me define them the way the building code actually sees it, because that’s what matters when permits and construction costs are on the table.
A three-season porch, which includes most screened porches and EZE Breeze window porches, is an unconditioned space. No heating, no cooling from the home’s HVAC system. It doesn’t need to meet the energy code requirements of IRC Chapter 11 or the International Energy Conservation Code. The structural codes still apply: roof loads, wind resistance, guardrails, electrical. But the thermal envelope of your house stops at the wall between your home and the porch.
A four-season room is a conditioned space. It has either an HVAC system or Infrared heaters. It has insulation. The walls, floor, and ceiling need to hit minimum R-values per the IECC for your climate zone. The HVAC system gets sized to include the extra square footage. Depending on your county, a four-season room might get classified as a full building addition rather than an accessory structure if there is not an insulated door between the sunroom and the home.
The cost difference reflects all of that. Insulation, climate control, code-compliant windows, potentially upgraded electrical service. That’s why a four-season room typically runs 30-50% more than a comparable three-season screened porch.
Which one makes sense depends on a pretty simple question: do you need this space in January, or do you want it from April through October? We build both.
