Cost & Budget

1. How much does a deck cost in Maryland?

Here’s the honest range: most homeowners in Charles County and southern Prince George’s County spend somewhere between $18,000 and $65,000. I know that’s wide. It’s wide because a straightforward 12×16 pressure-treated deck with standard aluminum railing and a 400-square-foot composite build with TimberTech AZEK Vintage boards, cocktail rail, integrated lighting, and wrap-around stairs aren’t even the same conversation.

The material gap is the biggest driver. Composite boards run roughly $4 to $9 more per square foot than pressure-treated lumber. On a full project, that adds up. But what you’re really buying is 25 to 30 years of never staining, never sealing, never crawling around on your knees replacing rotted boards on a Saturday you wanted back. For a lot of families, that trade is an easy one.

The thing that catches people off guard is height. If your yard slopes and we’re building 8 or 10 feet off the ground instead of 3, the staircase alone changes the entire budget. Every step adds material and labor. Charles County requires guardrails on any surface 30 inches or more above grade per IRC R312.1 — so a deck with 16 stairs and a landing is a fundamentally different project than one with a single step down to the yard.

If you’re in the early budgeting stage, think $75 to $82 per square foot for composite and $55 to $65 for pressure-treated with vinyl railing. That’ll get you in the right zip code. We can usually give you a solid ballpark on the phone, but we price every project after a site visit because square-foot estimates don’t account for things like a steep grade or a rotting band board hiding behind your siding. 

Square footage and material choice are the obvious ones. But elevation, site conditions, and structural complexity — those are the ones nobody budgets for until we bring them up.

Size is simple math. A 200-square-foot deck uses less of everything than a 400-square-foot deck. Material selection is where budgets really start to fork. Choosing TimberTech AZEK or Trex Transcend over pressure-treated pine can add $8,000 to $15,000 on a mid-sized project. And it’s not just boards — composite builds paired with upgraded railing, hidden fasteners, and better finishing details because you’re building something premium and it should feel like it from every angle.

After those two, here’s what moves the needle:

Elevation and stairs. A ground-level deck on a flat lot is structurally simple. A deck 10 feet in the air with a full staircase, intermediate landing, and guardrails on both sides — that’s a different build entirely. Every foot of height means more steps. Charles County requires footings at least 24 inches below grade (PG County is 30 inches and St Mary’s County is 22”) to clear the frost line. We build every footing to that standard regardless of deck height.

Site conditions. The heavy clay soil across most of Charles County holds water and can complicate footing work. A steep backyard slope can drive up stair counts and the additional bracing needed to prevent racking.

Add-ons. Lighting, privacy screens, pergola attachments, under-deck drainage — none of it is wasted money if you’ll actually use it. But all of it should be designed in from the start, not bolted on mid-build when it costs more and compromises the original plan.

Design, 3D renderings, permits, HOA submissions, all materials, construction, county inspections, site cleanup, and a lifetime workmanship warranty. We don’t break the project into pieces and hand you a checklist to manage. You approve the design. We handle the rest.

The 3D rendering matters more than people expect. You see exactly what the finished deck looks like before we cut a single board. Not a rough sketch — a dimensional model of your actual house with the deck attached. That’s when most of our clients say, “Oh, now I get it.”

We handle all permit submissions to Charles County’s Department of Planning and Growth Management or DPIE in Prince George’s County, including structural drawings and any HOA architectural review packages. Maryland law under Business Regulation Article §8-601 requires a written contract for any home improvement project over $500. Ours goes well beyond the minimum — every element of scope, timeline, payment schedule, and warranty terms is spelled out before you sign anything.

Our lifetime workmanship warranty covers labor and installation. Manufacturer warranties on materials vary by product line, but we only spec products with warranty terms we actually stand behind. Most of our decking and railing materials carry 25 to 30-year warranties. We’ll walk you through what each one covers during design. 

Materials & Design

4. What are the best deck materials for Maryland weather?

Maryland doesn’t just have weather. It has all the weather. And your deck has to survive every bit of it.

We’re Zone 7a. That means months of 90-degree heat and suffocating humidity, followed by winter cycles where the temperature swings above and below freezing over and over again. That freeze-thaw pattern is what kills wood decks. Water gets into the grain, freezes, expands, cracks the fibers from the inside. After five or six winters without consistent sealing, a pressure-treated deck in this area starts looking like it’s been through something. Because it has.

Composite decking — Trex, TimberTech, Fiberon — handles this entirely differently. The capped polymer shell resists moisture absorption, which means freeze-thaw barely registers. And the fading issue that gave composites a bad name? That was the mid-2000s generation. Those products earned that reputation honestly. But current capped composites carry 25 to 50-year fade and stain warranties. It’s a different product now.

Pressure-treated southern yellow pine still has a role. If budget is the driving factor, it’s a solid structural wood that’ll go 15 to 20 years if you maintain it; cleaning, staining, sealing every 1 to 2 years. The honest problem is most people don’t keep that up. Life gets in the way. And in our humidity, an unmaintained pressure-treated deck deteriorates faster than anyone expects it to.

For railings, aluminum holds up best in our climate.  No rust, no painting, no warping through temperature swings. Vinyl railing performs well too. Cable railing is popular for unobstructed sightlines but needs periodic tensioning, especially through the first couple seasonal cycles. One thing worth knowing: PG County does not allow horizontal cable railing. Period. No exceptions, no variances. 

Most homeowners around here choose composite. And not because it’s trendy, but because the long game makes sense.

The upfront gap is real. On a 300-square-foot deck, composite might run $8,000 to $12,000 more than pressure-treated. That’s real money. But here’s the part of the story that doesn’t show up on the initial quote: a wood deck in Charles County needs to be cleaned, stained, and sealed every 1 to 2 years. That costs $500 to $1,200 each time depending on whether you’re doing it yourself or hiring it out. Over 15 years, you’ll spend $4,000 to $12,000 maintaining that wood deck.  And it’ll still need board replacements along the way.

A composite deck gets washed with soap and water once or twice a year. That’s the whole program.

But here’s what really gets people.  The year 10 test. We tear out a lot of old wood decks. Even the ones that were lovingly maintained look tired after a decade. Faded. Worn. A little sad, if I’m being honest. Composite at year 10 looks close to how it looked at year one. When you’re building something your family is going to use for 20 or 30 years, that staying power matters.

Now. If budget is tight and you’re genuinely committed to the maintenance cycle, pressure-treated pine is still a legitimate choice. It’s not a bad material. It’s a demanding one. We’ll build you a beautiful deck either way. We’ll just make sure you understand what each option asks of you before you commit.  If you build with wood decking, we highly recommend that you use vinyl railing because they are nearly always to first to degrade. 

More than most people expect, and the right choice depends on what you care about most — the look, the maintenance, the budget, or the view.

Vinyl railing with black aluminum balusters has become a really popular middle ground in our area.  You get the clean look and low maintenance of vinyl with the strength and slim profile of metal balusters, they clean up with soap and water, and most carry warranties of 25 years or more.

Aluminum is becoming a favorite, and honestly, it’s what we recommend as an upgrade for most builds. No rust. No paint. No warping. Enough color and profile options to match any style. And it’s the most cost-effective of the upgraded systems, which makes it a sweet spot that’s hard to argue with.

Cable railing is the pick for elevated decks where the view is the whole point. Open, modern, minimal. Just know that cable tension loosens over time and needs adjustment, especially through the first couple of seasonal cycles. And if you’re in PG County — horizontal cable railing is specifically forbidden. No workarounds.

Glass panels are the premium option. A completely unobstructed sightline. On the right property — elevated deck, tree canopy, water view — nothing else comes close. They cost more, need careful installation, and you’ll be cleaning them to maintain the effect. But when glass is the right call, you know it.

Every railing we install meets the IRC R312.1 minimum of 36 inches. On decks 30 inches or more above grade, guardrails aren’t a style choice. They’re code. Baluster spacing is held to a maximum of 4 inches per IRC R312.1.3 — specifically designed so a small child can’t pass through. 

The most common deck we build in Charles County is in the 16×20-foot range. That gives you room for a dining table, a grill zone, and a couple of chairs with enough breathing room that it doesn’t feel like everyone’s elbow-to-elbow.

Smaller homes and townhomes usually work well with a 12×16 — roughly 192 square feet. Room for a four-person table and a grill. It’s tight if you’re throwing a party, but for the Tuesday night dinner outside that actually makes you love your house? It’s enough. And it keeps the budget grounded.

For bigger homes or the people who want to entertain properly, 20×20 and up changes the experience. At 400 square feet, you can create real zones — cooking over here, dining in the middle, lounging on the far side — without everything bleeding together. That’s where features like built-in benches, pergola attachments, and separate stair access stop being extras and start being the design.

Here’s something we suggest a lot, though: instead of one enormous deck, consider a medium-sized deck paired with a paver patio below. Fire pit, sitting wall, a different texture and feel at ground level. You end up with more variety, more usable square footage, and often a similar investment. Two experiences instead of one big flat one.

One note: your deck footprint has to comply with Charles County setback requirements, which vary by zoning district. An R-A lot has different rules than an R-1 in a Waldorf subdivision. Charles County Zoning Ordinance Article 297 governs setbacks and lot coverage limits — and exceeding your lot’s impervious surface ratio can trigger stormwater management requirements. We check all of this during design so nobody gets surprised. 

The Build Process

8. Do I need a permit for a deck in Maryland?

Yes. In Charles County, any deck over 200 square feet or higher than 30 inches above grade needs a building permit through the Department of Planning and Growth Management. In Prince George’s County, it goes through DPIE. Practically speaking, almost every deck we build requires one.

We handle the entire permit process. Drawings, structural documentation, HOA submissions where needed. Your job is to approve the design. Ours is to deal with the county.

But here’s the thing most people don’t realize — the permit isn’t just bureaucracy. It triggers county inspections at footings, framing, and final. Those inspections verify your deck is structurally sound. When you hire someone who skips the permit, you’re also skipping those checkpoints. And you’re the one holding the liability when it’s time to sell the house and a home inspector flags an unpermitted structure.

Maryland law also requires your contractor to hold a valid MHIC license and provide a written contract for any project over $500 under Business Regulation Article §8-601. If someone can’t produce both, keep looking. 

From signed contract to the day you’re standing on a finished deck, expect 6 to 8 weeks total. The construction itself is actually the fast part. A typical 300-square-foot composite deck with standard stairs takes our crew about 3 to 4 working days once we break ground. Larger multi-level builds or projects with complex stairs and custom features can push to three weeks. If you’re doing a combination project — deck and patio together — they’re built sequentially, so add time accordingly.

The rest of that timeline is permits and inspections. Charles County requires inspections at three stages — footings, framing, and final — per their residential building permit process. PG County follows the same inspection sequence but frequently backs up during peak season — 10 or more days just to schedule an inspection isn’t unusual. Charles County generally staffs up to handle the seasonal load better, but there are still wait times.

If your property is in an HOA, add time for architectural review on top of everything else. And Charles County has a few special zoning areas that require a county-level review similar to an HOA process.

Weather and inspections are the two wildcards during construction. A week of spring rain pushes the schedule. County inspectors run on their own timelines, and we can’t pour concrete for the next phase until the footing inspection passes. We build these buffers into the timeline we quote you, so the number we give you is honest — not optimistic. 

It starts with a conversation at your house. Not a sales pitch — a working visit.

We walk the property, look at the grade, check soil conditions, measure the space, and talk about what you actually want this deck to do for your life. How do you picture using it? Who’s going to be out there? What matters most — the view, the space, the privacy, the connection to what’s below? That conversation shapes everything that follows.

From there, we put together a detailed proposal — full scope of work, selected materials, 3D rendering, and the total price. You see exactly what you’re getting and exactly what it costs before you sign a thing. Maryland law requires a written contract for projects over $500, and ours goes well beyond the minimum.

Once you approve the design, we submit for permits with Charles County, PG County, or whatever jurisdiction you’re in. When the permit comes back, we schedule the build. Construction starts, county inspections happen at the required stages, and we do a final walkthrough together before we call it done.

First call to the finished deck is typically 6 to 8 weeks depending on complexity and county timelines. Peak season can stretch that. We’ll give you realistic dates, not ones designed to get you to sign faster.

One thing you’ll never get from us: “today only” pricing. That game isn’t how we operate. 

Features & Upgrades

11. Can you build a deck and patio together?

This is one of our favorite projects to design, and it’s one of the most popular combinations we build.

The typical layout connects an elevated deck off the back of the house with dining and cooking near the kitchen leading to a ground-level paver patio below or adjacent, where a fire pit, seating area, or hot tub pad creates a completely different atmosphere. The two spaces work together but feel distinct. You step off the deck stairs and you’re in a different room. Different texture, different energy, different experience.

We design both simultaneously so the materials complement each other, the transitions feel intentional, and the grading moves water away from the house and the patio. Drainage is the main technical challenge on combination projects in Charles County. Our clay soil doesn’t drain quickly, so the patio base prep and slope have to account for that or you’re creating a problem while trying to build something beautiful.

Permitting is usually straightforward. The deck triggers a standard building permit. Paver patios on their own typically don’t require one unless they involve retaining walls over four feet. When they’re part of a combined project, we handle everything under one scope. One plan, one crew, one point of contact. 

Yes.  And honestly, if you’ve lived through a Maryland summer, you already know why people ask.

You can build a screened porch on top of an existing deck, integrate one into a new deck design, or design both from scratch as one project. We also offer the option to upgrade to a sunroom by adding full-length windows instead of screens; the same bugs-be-gone benefit, but usable deeper into fall and earlier in spring.

The structural detail that matters: a screened porch has a roof. A roof adds significant load that a standard deck frame isn’t designed to carry. If you’re adding a porch to an existing deck, the framing almost always needs reinforcement — additional footings, additional posts — to handle the roof’s dead load and wind uplift.

If you’re starting from scratch, the smartest move is designing the deck and porch as one integrated project. We engineer the porch section’s framing from day one, which avoids the retrofit cost later. Charles County requires a building permit for any attached screened porch regardless of size, so it gets designed to code from the start. Roof framing has to meet IRC R802 for rafter sizing and load requirements, and the connection to the existing house structure requires engineering that accounts for both dead load and wind uplift per IRC R301.2. In our area, the design wind speed is 115 mph per ASCE 7, which dictates how the roof attaches and how the porch resists lateral forces.

This is one of our most requested combinations. A deck with a connected screened porch gives you open-air living and mosquito-free living in the same outdoor space. From May through October around here, that’s not a luxury. It’s a sanity decision. 

We do, and around here they’re often the smartest solution and not just a design preference.

A lot of properties in Charles County, especially in the subdivisions around Waldorf, White Plains, and La Plata, sit on graded lots where the backyard drops away behind the house. A single flat deck on a sloped lot means either a very tall structure with a long staircase or a deck that only covers part of the usable space. Neither feels right.

Multi-level designs solve this by stepping down with the grade. Each level stays closer to the ground. The upper level connects to the house — dining, cooking, the everyday stuff. The lower level becomes a lounge or fire pit zone. A wide transitional staircase between the two can double as casual seating during a party. The slope becomes the design.

Structurally, these builds are more involved. Each level needs its own properly sized beams, posts, and footings engineered to IRC R507.5 and R507.6 span tables. The connection points between levels require careful engineering, especially for lateral load transfer — IRC R507.9.1.3 specifically addresses lateral load connections to resist the racking forces that can cause a deck to pull away from the house. This is actually one of the project types where the permit process and county inspections work in your favor.  The structural review catches problems on paper before they get buried under decking.

Cost-wise, expect a multi-level deck to run 20 to 40% more than a single-level build of equivalent total square footage, depending on the height differential and stair complexity. 

Post cap lights, stair riser lights, and recessed accent lighting — and the best time to plan for any of them is during design, before anything gets built.

Post cap lights sit on top of railing posts and set the overall mood of the space. They’re the most visible option, and LED versions run cool and last for years without a thought.

Stair riser lights are small fixtures recessed into the vertical face of each step. They’re primarily a safety feature — stairs on an elevated deck at night are a genuine fall hazard without them — but they look sharp too.

Everything runs on low-voltage systems that are simple to install during construction and cost almost nothing to operate. Here’s the advice I’d give a friend: if you’re thinking about lighting at all, plan for it now. We run all the wiring during framing so everything stays hidden. Retrofitting lighting into a finished deck means routing wire through already-completed surfaces. It’s doable, but it’s messier and more expensive than getting it right the first time. 

Yes. And if your deck has enough height underneath, this is one of the most underappreciated upgrades you can make.

An under-deck drainage system captures the water that falls through board gaps and channels it to a gutter and downspout. What you’re left with is a dry, usable space beneath an elevated deck. If your deck is 8 or 9 feet off the ground — which is common on sloped lots around here — the space underneath is essentially a covered outdoor room once drainage is in place. Storage, shaded seating, a second entertaining area. Space that was doing nothing suddenly has a purpose.

The system works by mounting panels to the underside of the joists that catch water and direct it to a collection point. Those panels also give the underside a clean, finished ceiling look instead of exposed framing. It changes the whole feel of the space.

One thing to plan for: the system needs adequate slope to move water to the drain. We engineer that into the framing. Trying to retrofit drainage under an existing deck that wasn’t designed for it is a headache — the proper flashing at edges and over beams usually wasn’t installed, and without it, you get leaks. If under-deck living is even a possibility for you, mention it before we start. It’s one of those things that’s easy to build in and painful to add later. 

The most popular upgrades are lighting, privacy screens, pergola attachments, and skirting. And they all work best when they’re designed in from the start rather than treated as afterthoughts.

Lighting is the most common because it extends your evening and makes stairs safer after dark. We wire for post caps and riser lights during framing so nothing is surface-mounted.

Privacy screens matter in the tighter subdivisions around Waldorf and Bryans Road where houses sit close together. Vertical slat panels and composite privacy walls block sightlines without killing the airflow. It’s a small addition that makes a big difference in how comfortable you actually feel using the space.

A pergola over the dining area of a deck is one of the best value-adds for how dramatically it changes the feel. Shade, vertical interest, a sense of enclosure without walls. Longevity & Maintenance

17. How much maintenance does a composite deck require?

A soap-and-water wash once or twice a year and an annual fastener check. That’s the entire list.

No sanding. No staining. No sealing. No crawling around with a pry bar replacing cracked and splintered boards every few years. The capped surface on modern composites is engineered to resist mold, mildew, and staining. A garden hose and mild dish soap handle 90% of whatever accumulates.

In southern Maryland, twice a year makes sense: once in spring after pollen season buries everything under a yellow film, and once in late fall after the leaves are done. If your deck sits on the north side of the house or under heavy tree cover, you might get some mildew spotting in shaded areas during humid months. An oxygen-based deck cleaner takes that right off. Skip the pressure washer above 3,100 PSI, and keep the fan tip wide — a zero-degree nozzle at close range can damage the cap layer.

Check your fastener points once a year, especially on stairs and railings. Composite boards don’t rot and pull loose like wood, but connections can loosen slightly from thermal expansion and contraction over the seasons. A walk-around with a drill takes ten minutes. That’s your annual maintenance commitment. 

A well-built composite deck lasts 25 to 40 years. A pressure-treated wood deck goes 10 to 20 with consistent maintenance. Those ranges are wide because lifespan depends on three things: material quality, installation quality, and for wood whether you actually keep up with the maintenance.

But here’s what most homeowners never think about, and it’s the thing that matters most: the substructure. Your decking boards are just the surface. The framing underneath — posts, beams, joists, the ledger connection to your house — that’s what determines the structural lifespan. We use pressure-treated lumber rated for ground contact on all below-deck framing, and we spec hardware that meets IRC R507 requirements for corrosion resistance. Built right, the substructure should outlast the decking surface.

The number one thing that shortens a deck’s life in our area — and I’ve seen this more times than I can count — is poor water management at the ledger board. That’s the connection between your deck and your house. If water gets trapped between the ledger and the band board, it rots both. Slowly, quietly, invisibly. Proper flashing at that connection is the single most important detail in the entire build.

It’s also the one most commonly done wrong by less experienced builders. We’ve torn out decks where the flashing was missing entirely. Not wrong — missing. That’s a structural failure waiting to happen, hidden behind boards where nobody looks until the damage is done.

The craft is in what you’ll never see. And the things you’ll never see are the things that keep your deck standing for 30 years. 

We provide a lifetime workmanship warranty on every deck we build. That covers our labor and installation. If something we installed fails because of how we installed it, we fix it. Framing connections, fastener patterns, ledger attachment, flashing, railing, stairs. All of it.

Manufacturer warranties are separate and vary by brand. Our standard decking is Fiberon Good Life boards with a 30-year warranty. Trex Transcend carries a 25-year limited product warranty and a 25-year fade and stain warranty. TimberTech AZEK offers a limited lifetime product warranty with a 50-year fade and stain on their premium lines. We’ll lay out exactly what each covers — and what it doesn’t — during the design phase so nothing catches you off guard.

One thing that protects your manufacturer warranty: proper installation per their published specs. Every composite brand has specific requirements for joist spacing, fastener type, gap spacing, and ventilation. IRC R507.2.3 also requires that deck boards be installed per the manufacturer’s instructions for the warranty and code compliance to hold. If those aren’t followed, the warranty can be voided. We’ve seen claims denied over a single missed detail. It’s one of the reasons hiring experienced builders matters — we follow those specs precisely because we know what’s at stake if we don’t.

But honestly? The real warranty isn’t a piece of paper. It’s the fact that we’ve been building in this area for over a decade, we live here, and our name is on every project. If something isn’t right, we want to know about it — because our reputation depends on every deck we’ve ever touched.

Choosing a Contractor

20. How do I choose the right deck contractor?

I’ll tell you what I’d tell my Grandma if she called me tomorrow.

Start with four things: MHIC license, insurance, reviews, and the detail level of their proposal. Those four will eliminate most of the wrong options fast.

In Maryland, every home improvement contractor is required to hold a valid MHIC license. You can verify any license number on the Maryland Attorney General’s website. If they can’t give you one, or it doesn’t check out — stop. That’s not a yellow flag. It’s the end of the conversation.

Insurance is next. General liability and workers’ compensation. If a worker gets hurt on your property and the contractor doesn’t carry workers’ comp, that liability can fall on you. Ask for certificates. Any legitimate contractor will hand them over without blinking. Here’s something most homeowners don’t know: workers’ comp is the most commonly missing piece because the MHIC licensing body doesn’t track it. Liability is required for licensing and is tracked. Workers’ comp flies under the radar.

After that, look at how they communicate. A detailed written proposal that breaks down materials, scope, payment schedule, and warranty terms tells you this company has a real process. A verbal quote on the back of a business card tells you something different. Maryland law requires a written contract for any project over $500 — so if someone won’t put it in writing, they’re already cutting legal corners before your project even starts.

Two red flags people miss: if a contractor asks you to purchase the materials, it often means they don’t have the cash flow to fund the project. If they ask you to pull the permit, it usually means they don’t have a license to pull it themselves.

Reviews matter.  But read them like a detective. Look for specifics about communication, timeline accuracy, and how problems were handled. Because problems come up on every project. Every single one. The difference between a good contractor and a bad one isn’t whether problems happen. It’s what happens next.

Safety, Structure & Code

21. How do I know if my existing deck is safe?

This is the question that doesn’t get asked nearly enough because a deck that looks fine from the top can be quietly failing underneath.

Most homeowners walk on their deck every day and assume that because it’s standing, it’s sound. That’s not how structures work. Wood rots from the inside. Connections loosen over years of thermal cycling. Footings that were undersized on day one don’t announce themselves They just slowly shift until something gives.

Here’s why we take this seriously: every one of our project managers, our construction manager, and our sales consultants are NADRA Certified Deck Evaluators.  They are certified through the North American Deck and Railing Association to professionally assess the structural condition of an existing deck. That’s not a weekend course. It’s a nationally recognized credential specifically designed to determine whether a deck is safe, needs repair, or needs to come down.

Things we evaluate: the ledger board connection where the deck meets your house. That joint carries roughly half the deck’s total load, and it’s the #1 failure point nationally. Post bases and footings. Joist condition and span. Railing post connections. Fastener integrity. Flashing. We check what’s visible and what isn’t.

If your deck was built without a permit, it was also built without inspections. Nobody verified the footings, the framing, or the ledger attachment. We see this more than we’d like around here. A deck that’s been standing for 12 years doesn’t mean it was built right. It means it hasn’t failed yet.  

This is one of the most common calls we get, and the honest answer depends on what’s actually wrong — not just what you can see standing on top of it.

Surface problems are usually repairable. A few cracked or warped boards, a wobbly railing section, faded stain.  Those are fixes worth doing if the structure underneath is solid.  If the framing is in good condition, a complete remodel with new deck boards, railing and trims could be a great way to gain more life out of your deck.  

Structural problems are a completely different conversation. Sagging joists. A compromised ledger connection. Footings that are shifting or undersized. Posts rotting at ground level. At that point, you’re not repairing a deck. You’re propping up a failing structure and hoping it holds while your family walks on it. That’s not a repair. That’s a bet I wouldn’t want to make.

Here’s where our NADRA Certified Deck Evaluator credentials come in. We don’t guess. We assess the structure systematically against national standards and tell you exactly what’s compromised, what’s still sound, and where the line is between worth remodeling and what should be replaced.  

The general tipping point: when repair costs hit 40 to 50% of what a new deck would cost, the math usually favors replacement. You’d be spending significant money on a structure that’s still aging everywhere you didn’t fix. A new build gives you current code compliance, modern materials, proper flashing and drainage, and a fresh warranty. Sometimes the harder choice is the right one.

We’ll tell you straight. If a repair makes sense, we’ll scope it. If it doesn’t, we’ll explain exactly why.  

A deck is one of the only structures attached to your home where people stand, gather, and move around at elevation. When one fails, people get hurt. That’s not hypothetical. The Consumer Product Safety Commission estimates over 224,000 injuries per year from structural and railing failures on decks. So when we talk about code compliance, we’re not talking about paperwork. We’re talking about the engineering that keeps your family off the evening news.

Every deck we build meets the International Residential Code (IRC) Section R507, which is the national standard for deck construction. Charles County and Prince George’s County both enforce this through their permitting and inspection process.

Here’s what that looks like on your project:

Footings  below grade to clear the frost line. Posts sit on code-compliant hardware and not buried directly in concrete, which traps moisture and accelerates rot. Beams are sized to published span tables based on actual load. Joists are spaced and sized for the specific decking material’s requirements. The ledger board is bolted to the house framing with special high pull-strength connectors with proper flashing to prevent water from getting trapped between the ledger and your band board. Guardrails are required on any surface 30 inches or more above grade, at a minimum height of 36 inches per IRC R312.1. Baluster spacing can’t exceed 4 inches so a child can’t fit through.

Every one of these details gets inspected by the county at the footing, framing, and final stages. That’s what the permit process buys you. Independent verification that the structure holding your family is actually built to hold them.

The ledger board is the piece of lumber that bolts your deck frame directly to your house. It carries roughly half the total load of the deck.  Every person, every piece of furniture, every square foot of decking and framing on the house side is transferring its weight through that single connection.

When a deck collapses, the ledger connection is the failure point more often than anything else. The board pulls away from the house, the house side drops, and everything on the deck slides toward the ground. It happens fast. It’s the kind of failure that makes the news.

The two things that cause ledger failures are improper fastening and water damage. Nails instead of structural bolts combined with structural lateral ties that connect the house framing directly to the deck joists. Missing or improperly installed flashing that lets water sit between the ledger and the house’s band board, rotting both over months and years where nobody can see it.

We bolt every ledger with code-specified lag screws and Simpson Lateral Ties, install self-adhering flashing membrane and metal drip cap flashing, and create a drainage path so water can never pool at that connection. It’s not glamorous work. You’ll never see it once the deck is finished. But it’s the single most important detail in the entire build. And it’s the one most commonly done wrong.

This is part of why our NADRA Certified Deck Evaluator training matters. When we evaluate an existing deck, the ledger connection is the first thing we check. It tells us more about the builder’s competence than any other detail on the structure.  

This is one of those questions people feel awkward asking. Don’t be. It’s one of the most important things you can verify before signing a contract.

There are two types of insurance that matter: general liability and workers’ compensation. General liability covers damage to your property during construction. Workers’ comp covers the contractor’s employees if they’re injured on your job site.

Here’s what a lot of homeowners don’t realize: if a worker gets hurt on your property and the contractor doesn’t carry workers’ comp, that claim can come back to you. Your homeowner’s insurance. Your assets. It happens, and it’s devastating when it does.

In Maryland, general liability is required for MHIC licensing and it’s tracked. Workers’ comp is where the gap is — the MHIC licensing body doesn’t track it. That means a contractor can hold a valid license and still not carry workers’ comp. It’s the most common coverage gap in our industry, and most homeowners have no idea.

Ask for certificates of insurance. Both policies. Any legitimate contractor will hand them over without hesitation. If they hesitate, if they say “I’ll get that to you later,” if they change the subject, that tells you something.

Living With Your Deck

26. How can I get more use out of my deck in spring and fall?

Maryland gives you maybe five solid months of comfortable outdoor weather if you just accept what the calendar hands you. But with some smart planning, you can push that to seven or eight.  And those shoulder months in April, May, September, and October are honestly some of the best times to be outside around here.

A screened porch or sunroom conversion lets you use the space earlier in spring and later in fall without fighting bugs or wind. A fire pit or fire table at deck level makes cool evenings inviting instead of something that drives you inside. Even something as simple as a pergola with a retractable canopy changes the equation by managing sun exposure and light rain.

The biggest comfort killer in the shoulder months isn’t cold;  it’s wind. A well-placed privacy screen or windbreak wall on the prevailing wind side of your deck can add weeks of usable time on either end of the season. It’s one of the cheapest upgrades with the biggest impact on how often you actually walk out there.

If extending your season matters to you, bring it up during the design phase. We’ll orient features, plan wind protection, and position fire elements so the space works in October, not just July.  

It should be, and if it’s built to code, it will be. But “to code” and “thoughtfully designed for a family” aren’t always the same thing.

Code requires guardrails on any surface 30 inches or more above grade, 36-inch minimum rail height, and baluster spacing no wider than 4 inches — specifically sized so a small child can’t fit through. Those are the non-negotiables, and every deck we build meets or exceeds them.

Beyond code, there are design decisions that make a deck more family-friendly. Gate hardware at the top of stairs for toddler safety. Composite decking that doesn’t splinter.  Bare feet and dog paws appreciate that more than you’d think. Railing styles that don’t create footholds for climbers. Stair riser lighting so nobody’s navigating steps in the dark.

If you’ve got little kids or dogs, tell us during the design conversation. We’ll make choices that account for how your family actually lives on the space — not just how it looks in a rendering.  

You can, but the deck has to be engineered for it and most standard deck frames aren’t.

A filled hot tub with people in it can weigh 4,000 to 6,000 pounds, concentrated in a small footprint. That’s an enormous point load that standard joist spacing and beam sizing simply aren’t designed to handle. IRC R507.1 requires that decks be designed to support a minimum 40 psf live load uniformly distributed — but a hot tub concentrates loads far beyond that in a single area. If you put a hot tub on a deck that wasn’t specifically framed for it, you’re overloading the structure. Maybe it holds. Maybe it doesn’t. That’s not a maybe anyone should live with.  A deck with a hot tub should be designed to carry between 100 psf and 125 psf.  

When we know a hot tub is part of the plan, we engineer that section with closer joist spacing, heavier beams, additional footings, and reinforced post connections. It gets designed to carry the load with margin. It also needs to account for access — both for the people using it and for the day it eventually needs service or replacement.

If a hot tub is even a possibility now or someday, mention it during design. Reinforcing a section of framing during initial construction is straightforward. Retrofitting it after the deck is built means tearing things apart. Same advice we give about lighting, drainage, and fire features: plan for tomorrow today. 

We’re working in your backyard, not on a vacant lot. We know that.

The honest reality: there will be some impact. Heavy equipment and material staging need space. Footings require digging. Lumber gets stacked. The immediate work area will see wear. But we contain the disruption to the smallest footprint we can manage. Existing landscaping outside the build zone gets protected. We don’t trench through your flower beds because it’s the easier path.

If you’ve got mature plantings, irrigation lines, or landscape lighting near the build area, point them out during the site visit. We’ll plan equipment access and material staging to minimize damage. And when the project’s done, we clean the site.

If something does get damaged during construction, we address it. That’s not a policy we had to write down. It’s just how you treat someone’s home.  

It’s not a sales tool. It’s a confidence tool.  And honestly, it’s as much for us as it is for you.
