Every patio we build starts in the same place. Strip the topsoil and organic material that doesn’t belong under a patio. Lay geotextile fabric over the subgrade so Maryland clay can’t migrate up through the base. CR-6 crusher run aggregate compacted in 2-inch lifts, every layer before the next. The base is extended six to twelve inches past the patio edge because that’s where movement starts. Solid PVC drainage pipes pitched away from the house to extend your gutters away from the patio. Polymeric sand and spike-down edge restraint to lock the field tight.
That’s the foundation under all three tiers. It doesn’t change based on what you’re spending. What changes is how much you’re putting on top of it.
KP Terrace — the Patio Tier. A patio in three sizes. The buyer who needs a patio and nothing else gets the same engineered base, the same drainage, the same Maryland-rated pavers as everything else on this page. It’s not a starter version. It’s a real patio for the homeowner who wants a patio.
KP Courtyard — the Family Fun Tier. Adds the features that turn a surface into a gathering place. A sitting wall so the seating doesn’t get dragged inside before a storm. A fire pit so the evening doesn’t end at dark. One or both, depending on the size.

The base under every patio costs the same per square foot regardless of tier. What moves the price up or down is what’s on top of that base, where the site sits, and how hard the build is to get to. Here’s what we look at when we quote.
Square footage. The biggest driver, and the most predictable. Bigger patio, more pavers, more base material, more labor. Pricing scales linearly across the standard sizes you see in the tier cards above.
Slope and grade. A flat yard prices clean. A yard that drops a foot across the patio footprint adds elevated edge block and additional aggregate backfill to keep the patio level. Steeper sites may need retaining walls before the patio can even start.
Number of hardscape elements. A patio alone is one decision. A patio with a sitting wall and a fire pit is three decisions. A patio that ties into walls, steps, and grade transitions is a project. The à la carte chart above shows what each element adds.
Site access. We use a Skid-steer to move excavated soils and CR-6 patio base in a fraction of the time it takes to wheelbarrow it. A backyard with a wide gate or open side access prices differently than one where every yard of CR-6 has to come through a 36-inch gate by hand.
Soil conditions. Some sites have organic fill, tree roots, or springs in the subgrade that have to be dealt with before the base goes in. We don’t know until we dig. The longevity of a patio is totally dependent on the soils beneath our base material.
