Deck Framing in Southern Maryland, Built for the Life of Your Deck

Fiberon composite boards carry up to a 30-year warranty, so we build the frame underneath to hold up just as long.

Deck Framing You Only Pay For Once

Your boards get the attention, but the frame decides how long the deck lasts. KP Homescapes has built 750+ projects, and our deck framing plans in Southern Maryland, start with footings dug to the county frost line.

  • Ground-contact pressure-treated lumber used on all of the below-deck framing
  • Beams and joists sized to span tables for your load
  • Ledger boards flashed and bolted to keep water out
  • Footings dug below the frost line in your county
  • Joist layout set to Fiberon’s specs to protect the warranty
  • Wiring and drainage slope planned before the decking goes down
  • Framing connections covered by our lifetime workmanship warranty

Footings and Posts Set for Southern Maryland Soil

Charles County’s heavy clay holds water, and a footing that shifts takes the deck with it. We dig every footing to the county frost line and keep the posts up off the concrete.

  • Footings dug below each county’s frost line, whatever the height
  • Soil and grade checked on site before footings are sized
  • Posts set on code-compliant bases, never buried in wet concrete
  • Extra bracing on steep slopes so tall posts don’t rack
  • County footing inspection passed before framing a deck in Southern Maryland goes up on top
  • Posts and footings sized for decks built high on slopes

Beams and Joists Sized for What the Deck Will Carry

A frame built for a grill and six chairs isn’t ready for a hot tub or a porch roof. We size beams and joists to the span tables for the load you’re planning, now and later.

  • Beams sized to IRC span tables, not rules of thumb
  • Joist spacing matched to Fiberon’s install specs for your layout
  • Hot tub sections framed to carry 100 to 125 psf
  • Porch roof loads planned with added footings from day one
  • Each level of a multi-level deck gets its own beams
  • Lighting wire run through the deck framing in Southern Maryland before boards go down
  • Under-deck drainage slope built into the frame when requested

Ledger Connections Built to Keep Water Out of Your House

The ledger carries roughly half the deck’s load, and it’s where decks fail most often. We fasten it to your house framing and flash it so water has somewhere to go besides your band board.

  • Code-specified lag screws fasten the ledger to your house framing
  • Simpson lateral ties connect the deck frame to your house
  • Self-adhering flashing membrane seals the band board behind the ledger
  • Metal drip cap flashing sheds water off the ledger top
  • A drainage path keeps water from sitting at the connection
  • County framing inspection checks the ledger before boards cover it

Your Existing Frame Checked Before You Spend on New Boards

A deck can look fine on top while it rots underneath, and new boards on a failing frame just hide the problem. Our NADRA Certified Deck Evaluators first check the structure, then tell you whether it can support a remodel or needs to be replaced.

  • Ledger checked first because it shows how it was built
  • Post bases and footings inspected for rot, shifting, and undersizing
  • Joist condition and spans measured against current code requirements
  • Fasteners, railing posts, and flashing checked where you can’t see
  • Sound frames can take new Fiberon boards, railing, and trim
  • Failing frames get a straight answer on full deck replacement
  • Unpermitted decks reviewed for what county inspections would have caught

Why Homeowners choose KP Homescapes

We catch problems before they reach you. Our project managers know the IRC code inside and out, and they’re checking structural details before a single board is installed. Permits, inspections, and all the paperwork most contractors hand off to you? We handle it.

When we give you a timeline, that’s the one we’re going to hit. Not the one that sounds good in the sales meeting. If something changes along the way, you’re going to hear about it from us right away, in writing, with what we’re doing about it.

Deck Framing FAQs

What is deck framing, and why does it matter more than the boards?
The frame is everything under your boards, from the footings and posts to the beams, joists, and ledger. Boards can be swapped out later, but a failing frame means tearing out the whole deck. Built right, the substructure should outlast the decking surface.
It depends on the county, because each one sets its own frost line. Charles County requires 24 inches below grade, Prince George’s requires 30, and St. Mary’s requires 22. We dig to that depth no matter how high the deck sits.
Can you put new Fiberon boards on my existing deck frame?
Often, yes, as long as the frame is sound and has plenty of service life left. We check the ledger, posts, footings, and joists before we recommend a resurface. Putting new boards on a tired frame just brings you back here in a few years.
Most ledger failures come down to two things: how it’s fastened and how it handles water. We use code-specified lag screws and Simpson lateral ties, then add flashing membrane and a metal drip cap. We’ve opened up old decks where the ledger flashing was missing entirely.
