We’ve been serving Maryland homeowners since 2012, originally as KP Contracting and now as KP Homescapes. Our leadership brings decades of combined experience in outdoor living design and all forms of residential construction that includes the construction of Custom Homes from 2004 to 2014.

We begin with a free Discovery Call to learn more about your goals, timeline, and budget. From there, we schedule a free in-home design consultation. This ensures that we have adequate opportunity to hear and see your vision before offering our expert consulting to develop a plan that best meets your needs. Most in-home consultations result in a design proposal. Some complex projects may require a design fee for additional design services–the design fee will be subtracted from the cost of the project agreement.
We start with a discovery call to understand your needs and vision. It all starts with listening and understanding your vision. Then we schedule an in-home consultation, provide a detailed design and proposal, and handle all permitting and scheduling. Throughout your project, you’ll have a dedicated project manager and clear communication from our team. We complete each project with a final walk-through to ensure your satisfaction.
Project timelines vary based on size and complexity. Most decks and patios take 1 – 2 weeks once construction begins. Larger projects like porches, sunrooms, and multi-element outdoor spaces may take 4–8 weeks. We provide a clear timeline before your project starts. The total time after the contract is signed depends on the individual county, HOA and Health Department timelines for the required approval. And of course, we are dependent on good weather and the weather will do what the weather wants to do.
Yes — every KP Homescapes project is assigned a dedicated project manager who oversees all work on your project, keeps you updated, and ensures everything is built to our high standards.
We believe in transparency and proactive communication. All project-related communication happens through JobTread, our project management system, and phones that are integrated with our Project Management system using AI transcriptions / call summaries so there is always a clear record of all communication relative to progress, updates, and questions.
Yes — KP Homescapes handles all necessary permitting for your project, so you don’t have to worry about paperwork or compliance. We will ensure that all required jurisdictions approve the construction including HOAs, County Permitting / inspections, and the Health Department.
Our crews and project managers work professionally and respectfully on your property. You’ll receive regular updates, and we take care to maintain a clean and safe job site throughout the project.
We take steps to protect your landscape, home, and any nearby features during construction. This includes using protective coverings and careful staging of materials and equipment. We level, seed and straw all disturbed areas before leaving.
We monitor weather conditions closely and will communicate proactively if weather impacts your project schedule. Safety and quality are our top priorities, and we’ll always keep you informed about adjustments.
Yes — nearly all of our projects can be completed without disrupting your ability to live in your home. Our crews work in outdoor areas, and we take care to minimize inconvenience for you and your family.
Our pricing is based on your project’s size, materials, and design complexity. After your initial consultation, we provide a detailed proposal with transparent pricing — so you know exactly what you’re paying for and why. Most times, we are able to provide ballpark pricing during our first discovery call with you as we hear and understand the needs and desires of your project. Our design consultants are trained to provide accurate pricing in most home visits.
We accept ACH payments, checks and cash. Credit cards require a 2% fee to cover a piece of the cost VISA charges us to process the payment. Payment terms are clearly outlined in your project agreement.
Yes, we offer flexible financing options to help you bring your outdoor living vision to life without the upfront burden. Whether you’re planning a full backyard transformation or a single feature like a screened porch or patio, our financing partners provide a range of plans to fit your budget. We’ll walk you through the options during your consultation so you can make the choice that feels right for your family. We partner with VistaFi, HFS Finance, and Viking Capital and can qualify and obtain pre-approvals for most clients in 15 minutes with no hard credit pull.
We proudly stand behind our work. KP Homescapes offers a LifeTime workmanship warranty on all projects. In addition, we only use durable materials (decking, railing, etc) that come with a 25 to 30 year material warranty.
If you notice an issue after your project is complete, simply contact your Project Manager directly — we’ll respond promptly and take any necessary steps to address it.
The duration of a bathroom remodel will vary by the size of the project. The total remodel of a typical guest bathroom that includes tile around the tub to the ceiling and everything new should take no more than 7 workdays on average. A contractor taking more than a day longer indicates that they are doing too many jobs concurrently, or they do not have well-trained technicians. A homeowner should never tolerate a customer leaving a job unattended for more than one day. On any bathroom job, you should add about 1.5 days if the bathroom has a tile-floor shower rather than a tub. The waterproofing requires at least a day of preparation to ensure the floor and walls are properly protected.
A standard master bathroom will generally take about two weeks. It could take longer if special order glass is required for the frameless shower door or if other special requirements are added on such as radiant under-tile floor heating. Very high-end bathrooms can take as long as a month because of the number of special details to be integrated.
Bathrooms are the one room in the house that a facelift does not make sense. Outside a change in color, bathroom renovations should not be limited to anything less than a complete renovation. A bathroom withstands years of running / spraying water, steam, and high humidity. Typical construction methods used in years past are no match for that much water and humidity. We have lost count of the tub / tile cover ups that we have removed with mold and mildew growing in walls behind the tile that was neatly covered up in “One day.” The only solution to an aging bathroom is to remove everything, treat for mold and mildew, and replace all the fixtures using the latest in waterproofing technologies.
